How a modular building actually gets built.
Volumetric modular is not a kit and it is not a trailer. It is the same building, assembled indoors in a controlled factory while your site work runs in parallel, then craned into place. Here is the sequence, and where the time and money actually come out.
The core idea
Two programmes running at once, not one after the other.
On a conventional build every stage waits for the one before it. Foundations, then frame, then roof, then close in, then mechanicals, then finishes — a single line, on your parcel, exposed to weather and to whoever is available that week.
Modular splits that line in two. While excavation and foundations proceed on site, the building itself is being assembled in a factory. The two run simultaneously and meet on set day. That parallelism is where the calendar savings come from, and it is the whole argument — not cheaper materials, not lower standards.
Stage one
Design freeze, then engineering.
Modular front-loads decisions. Every unit plan, elevation, structural detail and finish selection is resolved and approved before a single module is framed, because a module is difficult to change once it is built. That feels demanding compared with a site build where selections drift into month six.
It is also the reason the price holds. A conventional job absorbs change through change orders; a modular job absorbs it by not needing them. If your pro forma depends on a number that does not move, this stage is what buys that.
Stage two
Factory build and site work, in parallel.
In the factory, modules are framed, insulated, wired, plumbed, drywalled, painted and fitted with cabinetry and fixtures — then inspected before they ever leave the building. Indoors, no weather delay, and a repeatable line rather than a different crew each week.
On your parcel at the same time: survey, excavation, utilities, foundations and any site-built element such as a commercial ground floor. By the time modules arrive the site is ready to receive them.
Stage three
Set day.
Modules are delivered and craned onto the foundation, usually across one to a few days depending on the module count. A four-storey building of twenty-four modules is structurally complete and weathertight in a fraction of the time a stick-built equivalent takes to reach the same point.
This is the day that surprises people, and it is also the day that needs the most planning — crane position, road access, delivery sequencing and municipal coordination all get worked out well in advance.
Stage four
Button-up, inspection, handover.
Once set, crews complete the connections: module-to-module seams, roofing, siding where it spans joints, mechanical and electrical tie-ins, and any corridor or common area that crosses between modules. Then inspection and handover.
The finished building is inspected to the same code as any other. Modular is a construction method, not a category of building — it carries the same approvals and the same warranty expectations.
What it does not fix
Being straight about the limits.
Modular does not shorten entitlement. If a town takes nine months to approve an application, it takes nine months whether the building is modular or stick-built. The savings are in construction, not permitting.
It also does not suit every parcel. A site with no crane access, severe grade, or a road that cannot take a module delivery is a poor fit, and we will say so at the first pass rather than after you have bought the land. And because design is frozen early, it rewards developers who know what they want and frustrates those who prefer to decide as they go.
